Interesting trends are shaping the way Americans approach homeownership. According to a recent national survey, 60% would prefer to co-buy half a home now rather than continue renting and wait for solo ownership. Affordability remains the driving force—94% cited reasons like splitting monthly mortgage payments, sharing down payments, or gaining access to better homes. Family ties play a major role, with 68% open to purchasing with relatives, while younger and lower-income buyers are more likely to consider friends as co-buyers. Nearly all those considering co-buying want clear, written agreements detailing exit and payment arrangements, and it’s notable that 29% are looking to brokers for alternative down payment sources. What stands out is that 61% see co-buying with loved ones as a commitment on par with marriage, and half believe it could help prevent loneliness later in life. In my Colorado Mountain and Foothills practice, I see firsthand how creative approaches—whether buying, building, or renovating—can help people realize their dream of homeownership, even in an evolving market.
